INSPECTIONS
There are several types of building inspections that condominium buildings may undergo on a regular basis. We will attempt to explain the differences and purposes of the most common types of inspection a condominium association may face which necessitate an Architect, Engineer, or other building professional to complete.

Most types of building inspections in the Pacific Northwest relate to the waterproofing elements of a building which form the “building envelope”; the combination of individual buildings components like the roof, siding, windows and decks that work together to protect the building structure and residents from the weather. Inspections may be specific to a single building component, or may encompass the entire building and grounds. Inspections could be done to resolve current problems, or to try and predict the future performance of a building component and the related costs and repair cycles to maintain them.

Types of Inspections:
  1. Building Envelope Inspections

2. Preventative Maintenance Plans and Inspections

3. Turnover Inspections When Associations Assume Control of Buildings

4. Warranty Inspections of New Construction or Major Repairs

5. Specialized Individual Component Inspections

6. Construction Inspections for New Construction or Major Repairs

7. Performance Inspections

8. LEED Certification Inspections
