| What does project oversight encompass? |

| There are four phases to a construction project: |

| Design Specification and Scope of work Phase |
|

• Specifications are plans for a contractor to follow
• Allows for all bidders to work off the same information for the work required
• Bids remain competitive without confusion over what work is to be performed
• Reserve Consultants architects can help design the specifications necessary for a work item |

| Pre-construction Phase |
|
| |
• Review of drawings and specifications and providing feedback to the design team; if Reserve Consultants is providing this service this step will be covered under Design Specification phase.
• Analysis of contingency budget.
• Conduct the bid process to assist the association in selecting a contractor.
• Produce the bid spreadsheet for association to review and choose.
• Verification of contractor insurance and bonds. |

| Construction Phase |

• Periodic site visits to monitor compliance with the contract documents
• Acting as a liaison with the contractor's assigned point personnel
• Assuring that during construction, the design is actually built
• Payment requisition review and disbursement procedures
• Change order approval process
• Change order analysis and review
• Tracking percentage of work-in-place and funds available to complete the project
• Review of contractor's payment requisition
• Review of partial waivers-of-liens
• Review of testing reports
• Photographic documentation of progress
• Preparation of weekly meeting reports
