Project Management

Preventative Maintenance Plans and Inspections — These create a specific plan of inspections and services to be completed on a regular schedule. They may include daily, weekly, monthly, or annual tasks performed by the association and its employees, or by vendors and consultants.

Maintenance Priority Report — A Maintenance Priority Report provides the association with clear and obtainable maintenance goals. The report takes the information gathered in an inspection and provides the association with a prioritized list of work recommended for completion.

Repair Coordination — RCL will assist the association in coordinating smaller repairs and maintenance tasks with the appropriate vendors, helping to ensure work is completed in a timely and organized manner. RCL will solicit pricing from vendors, communicate scope expectations, and follow up on work completion on the board's behalf. RCL does not self-perform repairs and remains independent of the vendors performing the work.

Vendor Communication — RCL will serve as the primary point of contact between the association and its vendors and contractors, ensuring that information is communicated clearly and consistently. All relevant parties will be kept informed of project status, scheduling, and any issues that arise, and documentation of communications will be maintained and shared with the board as needed.

Construction Project Management — For larger capital projects, RCL will support the association from contractor selection through project closeout, coordinating the bid process, monitoring progress, and managing communication between the board and contractor through project completion.
